Lowest Interest Rate Mortgage

Considering whether you need a 30 or 15 year fixed mortgage rate is important for people looking to buy a home and concerned about their monthly payments. A large number of people nowadays have decided to wait and are buying homes later but they also want to pay off their mortgage early. But, before you commit yourself and sign any documents, there are points you should consider.

One important point is to ensure that the interest rate doesn’t change during the life of the loan. It seems that some lenders are happy to offer deals that appear too good to be true and they usually are. Loans that have 15 year fixed mortgage rates maintain the same amount of interest throughout the life of the loan. This is beneficial for any of us who don’t like surprises. When we were looking to buy a home, my husband and I decided to go for a loan with a 15 year fixed mortgage rate.

Although paying off the mortgage was our main priority, we did not want to have monthly payments that were uncomfortably high. In addition to considering loans with 15 year fixed mortgage rates we also looked into loans that spanned 30 years as well.

The 15 year fixed mortgage rate was the plan we really wanted because neither of us wanted to be still paying a mortgage when we close to retiring. There was a lot of pressure to have the house paid off as soon as possible. We decided on a 30 year loan after looking at all the other possibilities.

There were many things that factored into this. First of all, I discovered that I was having a baby. My contribution to the monthly finances was unreliable since I was going to raise our child at home. The problem we could see was the increased financial commitment on a monthly basis if we had opted for the 15 year fixed mortgage rate. We simply didn’t want to get in over our heads. A thirty year loan brought the monthly payments down quite a bit.

During the year we can make additional payments which helps to reduce the amount owed. We also found that we were reducing the number of years left on the mortgage by making these payments. This is well worth it in the long term but it does require some discipline. We would have much preferred to have taken out a loan with a 15 year fixed mortgage rate but we had to consider our other commitments as well.

All things considered, it all worked out for the best.
